Given the current economic landscape, many folks today are trying to navigate through all the economic malaise that has caused stock prices to drop significantly over the past 5+ months. Most importantly, per Live South Magazine, North Carolina recently passed Florida as the most popular place in the southeast to retire.

Taxes and weather; these two factors despite the economic landscape, are continuing to fuel peoples’ decision to move southward at retirement. Folks can’t afford or justify the taxes they are paying living in northern cities. Add to that, the winters are harsh. A dear friend of mine said, “You know you are a northerner when you describe the seasons where you live as winter, almost winter, still winter and not winter”. So true! People have grown tired of the rigors of the cold and snow and when they talk to their friends who have moved southward upon retirement and hear of the gentler climate that affords them the lifestyle to be outdoors and lead a more active lifestyle, it is just too alluring not to join them and hang up their snow boots and discard their snow shovels once and for all.

Current home values have fallen and there are those that want to wait for their home to appreciate in value before they sell. Hindsight is always 20/20. What would have been the best financial move for folks who knew they wanted to retire was to sell their home a few years ago while the market was up, even if they had to go into temporary housing before they relocated down south. Then as the market dropped, they could have bought now on the tail end of the downturn. For folks that say they want to wait for their home to go up in value, they need to be aware that chances are if their home price appreciates (especially in the north), so will the real estate where they are heading. In the meantime, while they wait, they aren’t getting on with their lives and they will continue to pay the high taxes and will endure further frigid winters where they are.

The real estate areas that will recover the best in this downturn are where two things are present; job growth and housing demand. Look to see where jobs are being created. Where employment is strong, that is where housing will lead out of this setback (Google and Williams Sonoma recently opened operations centers in our area). Where migration patterns are directing is where housing will recover the fastest. I know very few folks out of the 78 million Baby Boomers who are moving northward at retirement. Most folks I know are moving southward whether it is to Eastern Tennessee, the Carolinas or to Florida or anything in between. These cities and regions will see real estate demand increase which will positively affect pricing. Second, where jobs are being created and some of these jobs may be second careers for retirees, this too will positively affect pricing.

Bottom line – People need to think through this life step and:

1. Write out their goals of what they want to find;
2. Which community amenities are important;
3. What can they realistically afford;
4. And identify the “must have” city conveniences.

REMEMBER to purchase a property, whether it is a home or a lot in a community that has amenities complete and operational. In this market where concessions are being given on the best properties out there, why would you do otherwise? Do not buy in a start up community that has proposed amenities as there is too much risk in this economy. The Carolina Panthers are a member of the South Division of the NFC, or National Football Conference of the NFL. They are based in Charlotte, North Carolina, but the team serves as a representative to both North and South Carolina, which is why they are known simply as the Carolina Panthers. Carolina Panthers history is short, as they became part of the NFL in 1995 along with the Jacksonville Jaguars. Both teams were added as expansion teams that year. An impressive accomplishment in Carolina Panthers history is their Super Bowl appearance in 2003, only 8 years since their inception. When the Carolina Panthers first became part of the NFL, they were a member of the NFC West division. In 2002, they were moved to the NFC south division, which was more practical considering their location. The Carolina Panthers mascot is Sir Purr, and they are managed by Marty Hurney.

Carolina Panthers history started in the late 1980s after the approval of a professional NBA expansion team. The Charlotte Hornets, who are now the New Orleans Hornets, the basis for former Baltimore Colts player Jerry Richardson to discuss the possibility of having an NFL expansion team as well. His company, Richardson Sports, chose an uptown location in Charlotte where they would build a privately financed stadium that seated more than 70,000 fans. Everyone joined the effort to show their support for the cause, an effort to prove to the NFL that Charlotte was worthy of an NFL team. Preseason games were held in the area in 1989, 1990, and 1991, which were all sold out games, again as an effort to show support for the NFL. In 1992, expansion teams were discussed in Charlotte, as well as Baltimore, St. Louis, Memphis, and Jacksonville. However, there was a dispute within the league, and the vote was delayed until 1993. It was on October 26, 1993 that the NFL announced that Carolina would be the 29th franchise for the NFL, which made them the first new team in the league since the 70s.

Carolina Panthers history during the 1995 Season; Dom Capers was appointed as the head coach, and they acquired their team through a newly formed method of drafting. Aside from popular draft picks like Rod Smith, Mark Carrier, and Kerry Collins, the Carolina Panthers were also entitled to use the free agency process. A notable aspect of Carolina Panthers history is that they won their first game of their career, playing the Hall of Fame Game against the Jaguars, who was also a new team that year. Of course this game was known as the “Battle of the Big Cats”, we’ll let you figure out why. The Panthers new stadium was still under construction, so all their home games were played at Clemson University.

Carolina Panthers history was rough in the late 90s; Rae Carruth was convicted of conspiring to murder his pregnant girlfriend, and sent to prison. At that same time, Kerry Collins was cut from the team due to problems with alcoholism and accusations of making racial slurs about his teammates. Fred Lane, who had traded to the Indianapolis Colts in 2000, was killed by his wife shortly after trading teams. During this time, the team made no notable appearances on the field, and Dom Capers was let go after the 98 season. In 1999, George Seifert was hired to replace him, as he had won two Super Bowl titles with the 49ers. However, his time with the team was disastrous, and he was immediately let go in 2001. In 2002, the Carolina Panthers attempted to acquire Steve Spurrier and Tony Dungy, but both declined. So they chose John Fox as their head coach, who was a former defensive coordinator for the Giants. In 2003, Carolina was a much better team, landing them in Super Bowl XXXVIII, which they ended up winning! This Super Bowl appearance was a great accomplishment and something notable to go in Carolina Panthers history!

Segregation shaped black-white interactions in the post-Civil War North Carolina, where it reigned from the white supremacy revolt of 1898 until the 1960s. Jim Crow period was a crucial phase of race relations in American society. However, racial segregation had far deeper roots in the North Carolina past. Before the Civil War, slaveholders needed few regulations to isolate slaves and free people of color, who were kept apart by custom. After the Civil War, a white backlash against the former slaves began to legalize the customary distance between blacks and whites.

Planters intended to defy the emancipation guaranteed by the Thirteenth Amendment and exploit ex-slave workers. White employers flogged and even killed freed people who dared to assert their new liberties, even in the face of Union garrisons and Republican authority. While the state constitution of 1868 confirmed abolition and legitimated previous black and mixed-race births, it plainly stated that Black children and white children should study in different public schools (Franklin 73).

Despite the presence of federal and state militias, the Ku Klux Klan terrorized Republican voters and officeholders, black and white. In 1870, when conservative Democrats regained a legislative majority, Klansmen murdered 16 Republicans and whipped at least 121 (Franklin 88). An act of 1874 proclaimed that no white child could be apprenticed to a black adult. The amended state constitution in 1875 prohibited between white people and African-Americans and it reiterated the requirement for dual schools (Evans 55). The legislature soon established industrial and normal colleges for blacks, but it ignored the terror that drove thousands of them to Kansas and Indiana in 1879-80.

Blacks continued to vote and hold office in much of eastern North Carolina, backing “the Party of Lincoln” despite facing dangerous opposition (Anderson 37). For instance, between 1868 and 1889, fourteen black Republicans were elected to seventeen state house and six state senate terms from New Hanover County, home of Wilmington (Evans 54). Between 1874 and 1890, three blacks also won terms in Congress from the Second Congressional District, “a Republican and black stronghold.” (Anderson 34).

Legislators in 1892 proposed to segregate railway travel, as eight other Southern states already had done. Republican and Populist assemblymen opposed the enabling bill.

Oppression increased as black North Carolinians persevered. Their votes enabled Fusion men to gain 74 of the 120 General Assembly seats in 1894 and win the governorship in 1896, while electoral reforms passed by the Fusionist legislature helped blacks to regain numerous local offices (Anderson 93). By 1897, in Wilmington, four aldermen, an audit board member, a justice of the peace, the deputy clerk of court, and the coroner were black (Edmonds 162). Clearly, 1898 marked a turning point in Jim Crow. The election that year brought into relief not only extreme white racism, but also fallout from the legal disfranchisement of blacks in South Carolina (1895) and the Supreme Court’s “separate but equal” decision in Plessy v. Ferguson ( 1896) (Edmonds 165). Klansmen and White Supremacy Clubs frequently demonstrated at black and Fusion rallies, intimidating the crowds by a show of guns. In 1897-99 seven lynchings were reported in North Carolina, and racial intimidation and terrorism reached into even the most remote crossroads and towns during the fall of 1898 (Evans 87). Democrats reclaimed five of the state’s nine congressional seats; Republicans retained three seats, reelecting the nation’s only black congressman, George H. White, from the Second District (Evans 88). In state contests Democrats took ninety-four house and forty senate seats to the Republicans’ twenty-three (four black) and seven (one black) and Populists’ three and three (Evans 95).

During the Wilmington Race Riot of 1898 legally selected Republicans were overthrown by white Democrats. As the result, Democrats established the government which was based upon white supremacy (Wilmington Race Riot 1). It symbolized the creation of a codified and brutal color line, one that would last through the first half of the twentieth century.

In 1899 lawmakers adopted voting restrictions based on the Louisiana model of a literacy test, poll tax, and grandfather clause. Scheduled for a referendum in 1900, the suffrage amendment promised significant reduction of the black electorate, thereby undermining a multiracial or working-class challenge to Democratic and white dominance. Adult illiteracy then was 40 percent for black males, compared to 20 percent for white males (Edmonds 180). Registrars did not expect or permit black men to read and explain a section of the state constitution as specified in the amendment. Nor could most blacks afford to pay poll taxes, for they earned only subsistence incomes. Virtually none had grandfathers who voted prior to January 1867, so, as descendants of freedmen, they lost by fiat the protection given to illiterate white men.

The assault on democratic citizenship quickened. At least two acts proscribed racially mixed fraternal orders and mental hospitals; five empowered the utilities commission to enforce Jim Crow in transport. In 1900 black leaders issued “An Address to the White People of North Carolina” protesting the imminent passage of the constitutional amendment that would disfranchise blacks (Edmonds 195).

Legal separation proceeded apace. The state required the board of education to operate all-black school districts and dictated that school librarians “fit up and maintain a separate place for the use of the colored people who may come to the library.” (Jim Crow Laws, Libraries). One statute allowed for relief and pension benefits to “fire companies composed exclusively of colored men.” (Edmonds 199). Furthermore, a “person of negro descent to the third generation, inclusive” was defined as black (Jim Craw Laws, Intermarriage). Any officer who failed to confine black and white prisoners separately should be considered guilty, according to an order on prisons. Three orders similarly charged operators of streetcars and trains.

The legal and informal contours of Jim Crow covered a wide domain. The restrictions betrayed white fears of black-Indian cooperation, black educational progress and competition for jobs, interracial sex, and blacks’ political dissent. To wit, the state reordered the segregation of Indians in jails, homes of the aged, and hospitals. It warranted a curriculum of only “practical agriculture and the mechanical arts and such branches of learning as relate thereto” for black colleges (Murray 332). Toilets had to be “lettered and marked in a distinct manner, so as to furnish separate facilities for white males, white females, colored males and colored females.” (Murray 339). Indeed, by the eve of World War I, almost every visible space had been separated. During the war, the state stopped the “organization of colored troops . . . where white troops are available, and while permitted to be organized, colored troops shall be under the command of white officers.” (Murray 342). Even a breach of the color line among convicts meant a fine or jail sentence for their jailers.

A sample of legislative acts from 1917 to 1945 can be useful to suggest the vagaries of Jim Crow. Of sixty-one Jim Crow statutes enacted in that period, three concern black aliens (Anderson 90). Education is the subject of nineteen, including a 1935 stipulation that “books shall not be interchangeable between the white and colored schools, but should continue to be used by the race first using them.” (Murray 331) An act detailing punishment for violations of the toilet restriction applies to all categories of labor. Seventeen measures relate to provisions for the handicapped, and fifteen cover buses and trains (Murray 338). Not until 1947 did the state restrict cemeteries, which had long been separated by tradition.

State permission to segregate the races resonated locally. Cities and towns tended to replicate the Winston-Salem housing pattern. Winston-Salem’s black residents had been segregated overwhelmingly into its southeastern corner by the 1920s. Black population clusters, always cordoned off by a main street, railroad track, or similar fixed barrier, shaped the social geography of every city and town. Hayti in Durham and Gilmer in Greensboro typified the urban ghettos (Woofter 67). In their segregated communities, veiled from white society, blacks forged a world of aspiration (Woofter 79).

Ordinances on accommodations (restaurants, theaters) and common spaces (auditoriums, stadiums) multiplied greatly. Lest there be trespassing, “White Only” and “Colored” signs policed entrances, exits, and seats. Banks, railroads, textile and tobacco factories, and other places of employment regularly exceeded statutory requirements. Tobacco plants in Durham, Reidsville, and Winston-Salem assigned “Negro and white workers to separate parts of buildings, or to different workrooms even when performing the same tasks, or to separate sides of the same room, or even to separate rows in the same room.” (Woofter 100).

Many African Americans struggled against Jim Crow laws and promoted dignity and liberty of Black people. For example, Charlotte Hawkins Brown whose grandparents were slaves made substantial contribution to the development of African American education and established the North Carolina State Federation of Negro Women’s Club (Charlotte Hawkins Brown Museum 1).

The other examples include Murray and Mebane who were emblematic of the black men and women who survived Jim Crow and struggled for protection of African-American civil rights. In 1938 the University of North Carolina denied Pauli Murray admission for graduate study. Two years later at Petersburg, Virginia, she was arrested for sitting in the front seat of an interstate bus.

Blacks such as Murray and Mebane responded to Jim Crow by pursuing an array of community-building activities to soften segregation’s harshest edges and build autonomy and self-respect. Within “autonomous institutions”–including the family, education, religion, cultural expression, labor, business, and politics–blacks built a sense of hope. Consider post-riot Wilmington: by 1930 institutions within the black community included one of five hospitals in the city, two of thirteen homes for the elderly, two of nine cemeteries, twenty-eight of fifty-two churches and four of fourteen public schools (Wilmington Directory 700).

Black colleges and universities which were founded after the Civil War contributed substantially to black North Carolina education. There are eleven Black higher institutions in North Carolina (Historically Black Colleges and Universities 1). Among them are Bennett College, Barberia-Scottia College, North Carolina A&T State University and others. These colleges also cultivated ambition and self-esteem in their students.

In 1960 a group of Black students from North Carolina A&T University was not served during lunch; they protested against such discrimination by their refusal to leave the lunch counter. The Greensboro sit-ins were started by four African-American activists such as Ezell Blair, David Richmond, Joseph McNeil and Franklin McLain (Greensboro sit-ins, Timeline, 1). This non-violent protest has continued to take place in many cities. Thus, within the period of two months the lunch counter sit-ins took place in 54 cities in 9 states (Greensboro sit-ins, Timeline, 2). Later the Student Non-Violent Coordinating Committee (SNCC) was organized to support Sit-Ins (Six Years of the SNCC 2).

Thus, Black activists participated in college boycotts and other forms of nonviolent direct action, helping to catalyze the emergent civil rights movement in North Carolina. Their fight on the home front to abolish Jim Crow bequeathed a significant legacy of hope to the next generation. Due to the courage and high aspirations of those Black Carolinians of the post-Civil War Era, African-Americans in North Carolina can enjoy civil rights and liberties which they have today. Individuals on both sides of the color line started to take each other seriously, with neither preordained stereotypes nor false etiquette.

The Best of North Carolina

There are many places to visit when you are visiting the southeastern region of the United States. With so many places to see and things to do, you need to narrow down the places you wish to explore.

Even though the charm of the south is not exclusive to one state or one area of the south, North Carolina is one southern state that offers an entire selection of southern hospitalities. The state is full of different kinds of people and cities, ranging from artsy to environmental to big city.

The capital of North Carolina is Raleigh. The area is generally known as Raleigh-Durham, and more generally the area it is within is known as the Triangle (it includes the city of Chapel Hill as well).

Along with the University of North Carolina at Chapel Hill, North Carolina State University, and Duke University the area is also home to many other well-known institutes of learning. And with all of these colleges, comes some fierce school spirit and team alliances at colligate sports games.

Also accompanying these places of learning are teachers, businessmen, lawyers, and very well-educated persons who are prepared for the workplace. The Triangle’s population is the “most educated” in the country, with the highest number of Ph.D.’s per capita.

There are many things to see while in the Triangle. This urbanized area has many sports events, art galleries, and history museums to see. North Carolina’s state capital offers a look into the urbanized, educated, and historic parts of the state.

The city of Wilmington is located on the coast of North Carolina. This beautiful historic city is very popular to people seeking a nice place by the beach. Its laidback atmosphere attracts many, as well as the city’s main university, the University of North Carolina at Wilmington.

Wilmington’s historic downtown is the city’s main tourist attraction. The downtown is also the business center and just minutes away from the nearest beaches. Another famous attraction is the USS North Carolina (BB-55), which is a war museum. The battleship was used during WWII.

When you come to this beautiful port city you’ll find plenty of attractions dealing with the coast and marine life and historic United States.

The city of Asheville, located in the mountains of the western part of the state, has a population of about 70,000 people. This small city nestled in the mountains is perfectly situated for both mountain and city dwellers.

The city has a thriving arts and crafts community as well as a bustling small downtown. The city is known for its strong support and connection to the independent arts and music scene as well its popular outdoors adventure crowds.

While in this quaint and vibrant mountain city you can visit the Biltmore House and Estate, the largest private residence in the United States, or you can visit the Thomas Wolfe House, site of the famous early 20th-century author’s childhood home. If you’d rather have some adventure, then you can just go kayaking, mountain biking or take a hike on one of the many trials along the Blue Ridge Mountains.

A hub for finance and business, Charlotte is the largest city in North Carolina and the 20th largest city in the United States. The city was named after wife of the king of England, King George III. Charlotte is also known as the “Queen City.”

There are many places to see and many things to do in this large metropolitan city. The city is a pretty typical large city – with lots of cultural, historical and sports events to attend.

Carolina Panthers history: When the National Football League expanded to the southeastern coast, it did not take the Carolina Panthers long to prove that the NFL had made the right decision. In 1995, the team won seven games—the most ever by an NFL expansion team. During the season the Panthers defeated the San Francisco 49ers to become the first expansion team ever to beat a defending league champion.

Tampa Bay Buccaneers history: The Buccaneers joined the NFL in 1976 as an expansion team. Former University of Southern California (USC) head coach John McKay was hired to pilot the club, but Tampa Bay’s first season was a dismal one. The club became the first team in NFL history to lose all 14 regular-season games, suffering five shutouts and fielding the conference’s worst offense and defense. The Buccaneers’ losing streak grew to a league-record 26 consecutive games as the club lost the first 12 games of its second season.

Strategic Thinking Introduction

North Carolina is found in the South eastern part of the country. It has one hundred counties, and was formerly known as the Carolina during the time when the US was still a British colony. The state has been associated with a number of positive aspects in the past. For instance, the first human beings to fly- the Wright brothers hailed from this state. In modern times, the state North Carolina has contributed a lot to the overall success of the United States. As of 2007, North Carolina had a population of about nine million and sixty one hundred thousand. This state is also known for the high population of Americas Indians in the entire country. The essay shall examine the economic, political, educational  and social issues facing this state currently. (Lefler, 2008)

Political situation

North Carolina has always been associated with soft spoken or plain speaking politicians. The State’s citizens tend to avoid electing governors who seem to have too much air about them. They are a rather contradictory lot; the state has elected a very conservative Senator – Jesse Helms as their representatives five times yet at the same time elected a progressive candidate such as Jim Hunt as governor. In the past North Carolina was considered as a poor-person’s state. However, the state currently wants to and has improved this image. For instance, through their politicians and their own efforts, the residents of this state have established better roads for themselves. They have recently become a basketball hub and have built numerous skyscrapers for themselves.  However, despite these common goals among members of the state, there are still some differences between citizens there. There is an inherent division between the two types of people in that area. (Kersey and Coble, 2008)

It is essential to understand the history behind the state to know why there are such differing elections in the area. In the mid twentieth century, most individuals within this state had adopted a business like approach to politics. They chose representatives that took up educational and economic interests of all persons in the state at heart. However, things changed in the year 1948. At that time, the politicians who stood for pro-activeness lost to more conservative individuals. This was the point at which the issue of race began dominating North Carolina’s politics. Some voters believed that their representatives should represent white domination alone. On the other hand, others believed in good governance for all people in the state. This is what brought about the division in opinion between the two groups.

However, currently, the election of a progressive individual such as Jim Hunt has only been possible because he represents the interests of both of these differing groups. He holds progressive ideas but covers them up with some conservative social values. This is the reason why he has managed to represent the State as a governor for four times. Those individuals who hold the latter view have chosen this conservative Senator. This explains why North Carolina’s political scene may seem complex. The differences witnessed today are only an indication of some differences that existed in the past. They have been brought forward through generations and have shaped the political landscape today. (Department of the Secretary of State, 2007)

It is also imperative to understand the racial composition of this area in order to understand why the state votes the way it does. In the year 2006, statistics indicated that minority groups made up the largest part of the population in over seventy six towns. Consequently, these groups may be responsible for electing progressive representatives as representatives. It was found that African Americans represent the largest ethnic group in seventy four towns. The next ethnic minority group are the American Indians. Additionally, North Carolina is now registering an increasing number of Hispanics.

This state is currently experiencing a boom of migrants. The reason far this is that other groups have been relocating from other states. In the year 2000, there were about one million migrants from other parts of the US who settled in North Carolina. It should be noted that most migrants normally settle in large towns; small towns seem not to receive these groups well.

Economic situation

The state of the economy in North Carolina is neither good or bad ion the state. As of early 2008 the state was ranked twenty fifth in the cost of living index. This means that taxes, utilities and housing cost there are average in comparison to other states in the US. Consequently, there is a need to make some changes in the governance systems in order to improve the state’s rankings.

However, when the economic performance of North Carolina is considered individually (without comparing it to other states in the country) it can be found that in the year 2008, the state’s economy has not been doing as well as it did in the previous two years i.e. there is an economic slow down in the state. (Fleer, 2008)

Experts and economists alike have been perplexed by this slowdown. Some of them assert that it could be due to the sectors under consideration. The automobile and housing sectors do not take precedence in these surveys. If this was the case, then the state would have performed relatively well over the past two years. The low dollar has caused a relative increase in the export sector thus affecting the automobile industry. Additionally, most companies have minimized their inventories in order to cushion themselves against the low dollar. Job loses are actually being experienced in these two sectors; housing and automobile. If  these sectors were regulated, then the state would have maintained its good performance

The State of North Carolina is currently among the top forty percent of all other states in terms of economic growth. The issue of the economic perforce is quite important to the state because it affects budgetary allocations. This good performance is quite encouraging and may go a long way in ensuring that the state maintains that performance.

However, despite these positive reports, there are still a number of negative issues that North Carolina is facing. For instance it has been reported that some of the small towns in the state are having problems covering their own operations. For instance, they take up the largest amount of resources on issues such as

Planning
Street maintenance
Capital improvements
Government operations

These small towns end up depending on grants or other types of intergovernmental transfers. The utility and property taxes in small town are not sufficient to cover some of their most pressing needs and this leaves a lot of room for discrepancies. (Jones, 2007)

Additionally, there are some issues with the way North Carolina  runs its water and sewerage system. There are a number of towns that have registered leaks, infiltration and leaks in their piping systems. This could probably be because of the autonomy granted to towns to administer their own sewerage systems. Just twelve percent of the towns in North Carolina have state imposed systems. The rest have to struggle to meet their own needs.

Another interesting aspect about North Carolina in 2008 was the fact that the state has encompassed agribusiness. Farming is crucial part of the state’s economic activities. Consequently, the state has decided to streamline the chain between the framing process, the delivery system and the processing aspect too. This process of streamlining these processes is what is known as agribusiness. The issue of agribusiness could be part of the reason why the state’s economic situation has been placed as top forty percent.

Educational situation

North Carolina is slowly but surely becoming an educational hub in the US. The State boasts of a large number of colleges and universities. Most of them are currently recruiting candidates from different parts of the country and the world. These include North Carolina AT&T University, Duke University, Campbell University and Winston State University. These are just some of the fifty-eight universities in the regions. (Kersey and Coble, 2008)

However, parents in the state have been complaining about the rising cost of higher education as this is something that keeps rising annually. In response to this, some colleges have introduced their own personal initiatives to assist parents there. For instance, some universities have placed a cap on tuition costs for low income households or parents who earn less than thirty thousand dollars annually. The federal state has responded to these rising costs by introducing a grant system for automatic sponsorship. The latter applies to needy but smart students.

Conclusion

North Carolina is faring relatively well economically. However, its economic performance in 2008 has undergone recession over the past two years. The housing and automobile sector have been affected by low dollar performance. North Carolina’s political situation is a rather complex because their voting patterns are quite unpredictable. This is due to rising immigration and a history of business-based politics in the sixties. Lastly, the field of education has been plagued by rising costs. In response to this, the federal state brought in a sponsorship program.

One of the biggest draws to Summerville real estate is the good public school systems.  While buyers avoid some of the other Charleston areas (like Johns Island and West Ashley) because of the schools, buyers flock to live in the Dorchester II school district in Summerville.  In fact, the only public schools in Charleston that beat Summerville’s are Mt. Pleasant (which has considerably higher real estate prices).

 It’s important to note, though, that Dorchester School District 2 has the best schools in Summerville.  Some buyers think that simply buying a home in Summerville guarantees good schools for their children, but this is not necessarily the case.  A lot of homes are zoned for Dorchester School District 4, but these schools are not nearly the caliber as the District 2. 

So, if you’re considering buying a home in Summerville, be sure to get the school district confirmed before you buy.  You’ll see in MLS reports which elementary, middle, and high school each home is zoned for.  The elementary schools in Dorchester 2 are Beech Hill, Eagle Nest, Flowertown, Fort Dorchester, Knightsville, Newington, Oakbrook, Spann, Summerville, William Reeves, Windsor Hill.  The middle schools are Alston, Dubose, Gregg, Oakbrook, River Oaks, and Rollings Middle School of the Arts.  You’ll find 3 high schools:  Ashley Ridge, Fort Dorchester, and Summerville High.  Be sure to talk with your real estate agent if schools are important to you.  He or she can send you MLS listings for only the schools you want.  Your agent can also help you confirm that the home is zoned for the school you want before you buy.

From elementary to high school, Dorchester 2 schools consistently rank well.  The district also has relatively low teacher to student ratios: child development is 20:2; kindergarten is 24:1; first grade is 18:1; second through fifth grade is 20:1; sixth through twelfth grade is 25:1.  About 70 percent of its high school graduates enroll in a college, university, or technical program.  The average SAT score for 2007 to 2008 was 1015 (this is higher than the state average of 984 but slightly lower than the national average of 1021).  The average ACT score for 2006 to 2007 was 21.3 (higher than the state average of 19.6 and slightly higher than the national average of 21.2).

 Dorchester District 2 is also a good option for buyers who are teachers.  The school district is the second largest employer in Dorchester Country (with the Bosch Corporation being the largest).

Kiawah Island is a unique and beautiful retreat just off the coast of Charleston, South Carolina. What makes this Island unique? First, Kiawah Island has one of the few beaches on the East Coast that runs east-to-west and actually faces south. Nestled in this harbored area where the coastline cuts inward, the surf on Kiawah is almost always gentle and calm.

Located on the Atlantic Ocean, Charleston is a city with a ton of history. Arguably, the Civil War started in Charleston via Fort Sumter, which is located in the harbor. A major shipping port during those times, the city is now one of the most attractive in the United States. The architectural style is definitely old south, but with a mix of influences. Certain areas of the town feel like New Orleans with garden areas and hanging patios. Other areas have a distinct Caribbean feel and yet others are stereotypical old south manner homes.

Columbia is South Carolina’s capital, and a lot of people choose to live here. It’s centrally located to the beach and the mountains. It’s one of the biggest cities in the state, and the population has grown to just over 120,000. Some of the biggest employers in the area are the University of South Carolina, the state government, and the hospital systems. Columbia (and Greenville) are the most affordable places to live in South Carolina that are also relatively good sized cities.

If you are dating in South Carolina you should go to the Museum of Confederate History which has a huge collection of firearms and photographs. They also have a collection of newspapers and currency and if your hobby is collecting currencies, you can go here to see what kind you miss in your collection. The Rice Museum is the next museum you should go visit while dating here in this state. Here you will learn about the rice culture in Georgetown county and a lot about the history of America’s agriculture. The Horry museum has history concerning the Horry county.

Kiawah Island Resort offers one of and possibly the most luxurious golf school destinations in the world. This Charleston golf school location has three courses ranked on Golf Digest’s list of “America’s Top 75 Resort Courses”. Kiawah Island Resort hosted the 1990 Ryder Cup and in the future will host the 2007 Senior PGA Championship and 2012 PGA Championship.

The capital and largest city of South Carolina is Columbia. Other important cities in South Carolina include Anderson, Aiken, Beaufort, Charleston, Florence, Georgetown, Greenwood, Hilton Head, Moncks Corner, Mount Pleasant, Myrtle Beach, Newberry, North Charleston, Orangeburg, Rock Hill, Spartanburg and Sumter.

Adjacent to the mighty Chattooga River in the northwestern upcountry is Sumter National Forest. This former Cherokee and Piedmont tribal range is currently headquartered in Mountain Rest. Because Sumter occupies three distinctive ranger districts, this national forest is best loved for its diversity of recreational options. In addition to the Chattooga’s dazzling whitewater floats and kayaking adventures, forest visitors enjoy hiking or biking on the Foothills National Recreation Trail and gazing at Whitewater Falls, the highest cascades east of the Mississippi.
