There Is a Michigan Business for Sale Waiting for YOU!

Focusing on the importance of today’s global marketplace and commercial development, Michigan is investing billion in its 21st Century Jobs Fund. With an eye to the future, the following are considered to be the state’s key industries:

● Alternative energy – The Michigan Economic Development Corporation leads the way in creating new regional markets for this industry. They are using a blend of universities, policy makers, scientists, natural resource management, engineering talent and industry leaders to provide power for vehicles, businesses and consumers.

● Homeland security and defense – Qualified defense contractors are needed to provide the various goods and services needed by the United States Department of Defense (DOD). With this in mind, the Michigan Defense Center has assumed the task of connecting buyers for the defense industry with businesses in the state that can meet their needs.

● Advanced manufacturing – Michigan is considered to be an engineering and design hub for the international auto industry. Not surprisingly, innovative companies—including major vehicle-related manufacturers—have established a significant number of technical centers here. At the same time, since auto production is decreasing, Michigan’s economy is transitioning to an industrial base that is both diversified and resilient.

Promoting business development in the state

Companies now have an opportunity to produce virtually everything, including military hardware, medical devices and technologies for alternative energy. There are approximate 15,000 manufacturing facilities in the state, verifying that Michigan’s first-class engineering and skilled workforce attract investors in the emerging industries of the 21st century.

The latest research and development (R&D) in these newer industries has resulted in viable products and services. For example, the state now has 20 bio-diesel and bio-fuel facilities in operation or the planning stage. In addition, Mascoma Corporation is committed to developing a plant that produces cellulose-ethanol. Michigan also has a leadership role in regard to advanced manufacturing and automotive engineering, with 65,000 professionals working at more than 330 automotive technical and R&D centers.

If you are thinking about buying a Michigan business for sale, note that funding is available from the following sources:

● The Capital Access Program (CAP), sponsored by the MEDC, uses modest public funding to encourage private bank lending. The goal is to provide capital to small businesses that may not be available elsewhere.

● The Michigan Collateral Support Program (MCSP) provides lending institutions with cash collateral accounts, which adds to the collateral coverage of their borrowers. When approved, cash is deposited with the lender in an interest-bearing account, which is designated as collateral on the borrower’s behalf.

● The Michigan Loan Participation Program (MLPP) enables lenders to finance various projects when the borrower’s projected cash flow is categorized as being speculative. It lessens the financial exposure lenders face and also provides interest-free cash flow throughout the grace period.

An Overview of Point of Sale Hardware

Category : Region III

An Overview of Point of Sale Hardware

The point of sale or checkout is the location where the transaction occurs. In its most basic form, the point of sale terminal is the electronic cash register that the cashier uses to ring up the customer and produce the receipt. However, many modern point of sale configurations are much more elaborate than a single electronic cash register. Here is an overview of many of the core components of today’s point of sale systems.

Computer Workstation

The computer workstation has taken the place of the electronic cash register, and this is the core component of most contemporary point of sale systems. It houses all of the software and functionality needed for a single point of sale terminal, it processes all the data needed to complete a transaction, and it powers all of the other devices and peripherals that the terminal employs.

Server

Today, even the smallest point of sale systems are networks, and at least one server is at the center of that network. In its simplest form, the server is a repository of all the information that the computer workstations much share, such as the inventory and current discounts.

Monitor

Electronic cash registers of the past had small, on-board displays. Since today’s point of sale terminals are computers, they make use of a monitor to display their information. The advantage to using a monitor is that the system can provide a great deal more information to the cashier, and there is enough screen real estate to make information visible to the client. Recently, businesses have begun incorporating touch screen technology into their point of sale configurations. This simplifies the process further by offering screen, keyboard and mouse function in an intuitive blend.

Bar Code Scanner

Today, nearly every product sold in a retail outlet has a universal product code (UPC) somewhere on its packaging. The bar code scanner equipment interprets that UPC label as the cashier swipes it over its sensors. The bar code scanner then converts the scanned information into data that the workstation and the server can use. The bar code scanner is a key component that has contributed to the speed and efficiency of the modern point of sale systems.

Credit Card Swipe

The credit/debit card swipe serves two purposes. The first is to read information off a credit/debit card that the customer or cashier swipes through or over its reading mechanism, very similar to how the bar code scanner works. The device then sends that information to the appropriate bank or credit card company for approval. Once the equipment receives the return of information, it then sends it on to the workstation.

Receipt Printer

Receipt printers print a record of the transaction for use by the client. Of all point of sale equipment, receipt printers have changed the least since the days of the electronic cash register. However, the one key difference is critical. Today’s equipment prints much more quickly therefore paying great dividends over a large number of clients.

Cash Drawer

The cash drawer is the box where the cashier collects the money and other valuable items such as checks and money orders. Like the receipt printer, today’s cash drawer is fundamentally the same as those used in years past. However, modern technology allows for a much more secure drawer.

Ann Arbor Homes for Sale – Exploring the Rich History of Ann Arbor, Michigan

Ann Arbor Homes for Sale – Exploring the Rich History of Ann Arbor, Michigan

So, you have decided to search for available Ann Arbor homes for sale because you want to live in this part of Michigan? If you are then you would certainly be interested to find out how the place came to be including its origin and how it has reached its developed phase now.

Ann Arbor is the county seat of the Washtenaw County in the state of Michigan, USA.  Founded in 1824, the 2009 Census Bureau Estimate counted its population reaching to 112, 920, which makes it the 6th largest city in the whole Michigan State. Its history started when it was founded by land speculators, Elisha Rumsey and John Allen in 1824.  According to some stories, the name of place was derived from the names of Rumsey and Allen’s wives, both named Ann  and for the Burr Oaks (species of oak in the white oaks section also known as Mossycup white oak)  standing in the 260 hectares of land they purchased for 0 from the Federal Government.

When Rumsey died in 1827, Ann Arbor became the county seat of the Washtenaw County and incorporated as a village in 1833, wherein Allen became the town’s postmaster, village president, and versatile promoter.  The place lost a bid to be established as the capital of Michigan in 1836. The following year, it offered forty acres of land for the building of the University of Michigan and won the bid to be the new location site of this now very prominent educational institution. In 1839, Ann Arbor becomes an outstanding regional transportation center with the arrival of the Michigan Central Railroad.

In 1851, the same year when John Allen died, Ann Arbor was chartered as a city.  This marked the situation wherein the city became the home of many Canadian and German immigrants as well as individuals and their families who are trying to run away from the Great Irish Famine. The 1960s marked a very memorable spot in the history of Ann Arbor because this was the point in time when it became the setting for both Anti-Vietnam War and American Civil Rights movement. In 1963, after numerous protests and massive public campaigns, its first fair housing ordinance was finally passed.

From being a manufacturing headquarters, the city went through a continuing transformation and modification turning it into a service and technology hub. From the year 1970 to 1980, Ann Arbor gradually underwent steady progression until it reached the point of serving as home to 25 research centers and libraries in 1999.  During this period, the average income increased along with land values resulting to more and more Ann Arbor homes for sale particularly in the less urban areas.

The 4th of November of the year 2003 marked the date when voters approved a greenbelt plan, which is a policy that requires retaining areas of largely undeveloped land surrounding urban areas and preserving them for extensive development.  Until now, Ann Arbor still ranks as one of the “Top Places to Live” every year, resulting to the continuous sales of many Ann Arbor real estate properties listed in reputable Ann Arbor MLS.

Hollywood Producers & Hollywood Directors Discover New Film Scripts For Sale

Category : Region I

Hollywood Producers & Hollywood Directors Discover New Film Scripts For Sale

As the US declares it is officially out of the current recession, some European state leaders jump on the bandwagon declaring the end of their countries economic downturn.

However business owners in the UK are labelling Government organisation as the latest oxymoron as Britain languishes in its longest ever recession on record. Despite the current credit crunch in the UK the film industry remains quite buoyant.

It seems that mass unemployment, job closures and increased crime rates are forgotten as British citizen’s escape to their local multiplex cinemas watching the latest offerings from Hollywood.

Hollywood and Bollywood remain the epicentre of feature film production, however Hollywood producers and Bollywood directors are scouring recession hit Britain in an attempt to purchase film scripts for sale.

Script agents have all but shut their doors to new upcoming script writers who are eager to get their foot on the first rung of the Hollywood producers and Hollywood directors.

Historically a Hollywood producer would be contacted by script agents representing established script writers. If the producer was interested then a deal would be negotiated and the successful script writers would step up from novice status to previously produced status.

However it has always been difficult, and often impossible for many new script writers to gain professional representation. Given that for every successful Hollywood blockbuster success there are thousands of failures and possibly tens of thousands of undiscovered script writers it should come as no surprise that script agents are overly cautious.

Although most script writers view Hollywood as the Holy Grail, they might be mindful that Walter Wincell an American newspaper columnist once wrote that, ‘Hollywood is a place where they shoot too many pictures and not enough actors or screenplay writers.’

The success of recent British movies have piqued the interest of several Hollywood producers and Hollywood directors enough for them to consider a different out of the box approach to identifying new film scripts for sale.

Some movie producers are now collaborating with script agents in a proactive approach to identify new screenplay writers who have their own film slate or film portfolio of 3 to 5 movies which are ready for post production.

In the UK many script writers who have graduated from a film course university collaborate in writers groups. Frequently these groups sit on valuable undiscovered film scripts which never get to see the light of day because the script writers fall into the dreaded catch 22 syndrome. i.e. A hollywood producer or hollywood director will not commit to reading their script because the script writers have no representation from professional script agents.

Script agents will not consider representing most new writers because they are new writers with no prior track record.

The only real difference to this pattern is when independent film producers and directors producers collaborate on a low budget feature film. Everyone involved in the international film industry recognises that gaining financial investment is always the toughest hurdle in an prospective feature film project.

Another startling revelation to anyone on the peripheral of the film industry is that every successful Hollywood movie lives or dies on the professional quality of the script.

Universities, colleges, schools and private training institutions are churning script writers out at an unbelievable rate of knots.

However Hollywood producers and Hollywood directors should know most of these institutions are pre-programming their writing students for failure rather than success. They achieve this failure pre-programming by virtue of not training the writers in how to be sales people.

After all undiscovered new script writers have to first sell themselves to potential script agents and then to movie producers.

I graduated several years ago from John Moores University in Liverpool England with a Master of Arts degree in screenplay writing. Out of the 25 aspiring script writers I know of only 2 of my course associates besides myself who have ever been commissioned to write a film or theatre script which was successfully produced for a fee paying audience.

When one considers that hundreds and hundreds of script writing programmes are run every year in the UK alone. Tens of thousands of aspiring script writers graduate after writing 1 to 5 feature length film scripts. On the law of averages, there has to be hundreds of unpolished gems or scripts waiting for movie producers at any given time.

Historically script agents and movie producers are bombarded with an avalanche of unsolicited film scripts every time an academic training course for script writers finishes. I blame most of these academic institutions for not really teaching script writers the art of business war in relation to offering their film scripts for sale.

Basic business common sense should dictate that there is no point sending out your unsolicited film script to every one of the directors producers and script agents listed in the writers and artists year book. Because all that happens is your script will be designated to a low level company subordinate who is frequently a failed or aspiring writer them self and is paid a paltry sum to identify the next Hollywood blockbuster.

In reality your unsolicited film script will be designated to the ‘File 13′ and be promptly dropped in the garbage can. Although this might seem like a cynical and unfair description of how many script agents and directors producers operate, you only have to walk in their shoes to identify why this happens.

Imagine for a moment that you run your own independent film producers company in London England. Imagine that every week you receive 50 unsolicited film scripts per week. Your business would financially collapse in no time at all if you had to pay professional script writers to carefully read every one of these scripts.

This is one of the main reasons a Hollywood producer and hollywood director collaborates with professional script agents. Hopefully things will change for new British script writers as our recession brings a fresh approach from Hollywood producers and Hollywood directors who are trawling for new film scripts for sale.

I have been the lead writer and lecturer on various film writing projects in the UK and i have read many great scripts from several yet undiscovered script writers. As part of my duties leading these groups I am aware of a number of film portfolio slates which are pre-production ready.

One such film portfolio offers a very attractive slate of 5 feature films from different genres which would prove an excellent investment. This slate would be of special interest to independent film producers and or any directors producers seeking a ready to go film script portfolio for investor interest.

Although these script writers do not have professional representation from recognised script agents these films have been critically evaluated and edited for screen by professional script editors and movie producers. As a final point I offer all UK script writers an insight into the mind-set of a Hollywood Producer.

Samuel Goldwyn the famous American Film Producer once wrote, ‘I don’t want any yes-men around me. I want everyone to tell me the truth even if it costs them their jobs.’

Courtney Sale Ross And Her Passion For Education Reform

Category : Region V

Courtney Sale Ross And Her Passion For Education Reform

For almost twenty years, Courtney Sale Ross has dedicated her time to improving the education system, and she has made great strides towards accomplishing her goals. Ross is well-known in the education arena, as she began the Ross School, opened Ross Global Academy in New York City in 2006, and also operates the Ross Institute for Advanced Study and Innovation in Education, along with the Ross Institute Teacher Academy.

A Different Kind of School

Ross is passionate about educational reform, especially in terms of including globalization as a prime education topic in school. She formed the Ross School in 1991 with her late husband, Steven Ross. Steven Ross was also the co-chairman of TimeWarner, Inc. when they founded this innovative school designed to launch students into the 21st century. The Ross School was developed around a group of international scholars specializing in subjects of math, psychology, engineering, cultural history, literature, economics, anthropology and even neuroscience to name a few.

The idea behind the Ross School is to educate children from preschool through 12th grade, and they currently have 562 students enrolled. The Ross School combines educational research with teaching so that students learn to research answers for themselves in an effort to deepen the educational experience. After the success of the Ross School, she worked closely with New York University’s Steinhardt School and Education, as well as with New York City’s Board of Education to establish a public charter school Ross Global Academy.

Ross is committed to opening the lines of communication between private and public sectors so she goes beyond traditional boundaries to support her efforts and schools. Ross solicits and gets government grants, as well as corporate and private foundation grants, to ensure her schools have the necessary funding to succeed.

The Ross Institutes

Ross firmly believes that research on an international scale is directly related with taking the education system to the next level. The Ross Institute for Advanced Study and Innovation in Education promotes an interdisciplinary study of both globalization and education. Ross wants to promote cross-cultural understanding and use these studies to develop models for alternative schools. Graduate schools of education have access to the Ross Institute’s findings and studies to extrapolate pertinent information.  These even provide educational discoveries to public school teachers that serve in challenging teaching environments.

Macy’s Listed Downtown Store For Sale Leaseback

Macy’s Listed Downtown Store For Sale Leaseback

Macy’s is putting its historic, 13-story Downtown store on the selling block, with plans to lease back part of the space.

The department store chain didn’t name an asking price for the landmark that fills a block on Smithfield Street, between Forbes and Fifth avenues. Macy’s retail operations fill 10 floors, and offices are on part of a separate floor.

“Pittsburgh is fortunate to have one, and it’s good to maintain downtown stores — they have a history and a sense of integrity.” In putting the building on the market, Mr. Sluzewski said, Macy’s is seeking to capitalize on the redevelopment and stable real estate market Downtown. “Department stores used to be major property owners in many cities. Now they’re mainly tenants in malls and shopping centers,” said Beemer of America’s Research Group in Charleston, S.C Cincinnati-based Macy’s owns 469 of its 850 Macy’s and Bloomingdale’s stores. Spokesman Sluzewski said Macy’s always is looking to maximize its use of space in stores. The company maintains many downtown stores, he said, citing 15 other examples.

Patricia Edwards of Storehouse Partners LLC in Seattle said department store chains, especially in the rough economy of recent years, “are really trying to make sure each individual store is profitable, as opposed to just the chain itself.”

In September 2006, Macy’s kicked off its new presence Downtown and elsewhere in the region with a block party on Smithfield Street. It promised to keep the landmark corner clock at Smithfield and Fifth, the Tic Toc restaurant on the first floor, holiday events and other favorite Kaufmann’s features.

Still, Duquesne University marketing professor Audrey Guskey said shoppers in the region gave Macy’s a lukewarm reception.

“A lot of people were disappointed in the quality of merchandise, the service and the hours,” she said. “Also, Macy’s goal was to become a national department store, and they were very cookie-cutter — the Pittsburgh stores were like Cleveland, L.A. and Chicago.” Macy’s since then has been tailoring merchandise to various regions’ tastes, Guskey added.

In the past three decades, Downtown has lost four department stores, including a Lord and Taylor department store next to the Macy’s building.

Macy’s sales nationwide last year totaled .5 billion, down 5.6 percent from 2008. The company’s profit was0 million, after a .8 billion loss in 2008.                                                                                                                                                                                     Mike Hanrahan, a broker for commercial Realtor Cassidy Turley, confirmed that the building at the corner of Fifth Avenue and Smithfield Street is on the market but referred all questions to Macy’s.

Macy’s paid ,847,600 million for the real estate in 1986, according to the Allegheny County assessment website. The property assessment Value is ,085,300 million.
